About us

ARM Property Solutions Ltd is registered in England and Wales under Company No. 17461369. In these terms, “ARM”, “we” and “us” mean that company.

Acceptance and scope

By using this website, you agree to these website terms. They apply to information and enquiries through the site. If we agree to provide a service, we may ask you to sign a separate client agreement. Where a signed client agreement differs from these terms, that agreement takes priority for the relevant service. Your rights under applicable law remain unaffected.

Our introductions

We introduce property owners, investors and property professionals and may discuss potential opportunities. Sending an enquiry does not create a client relationship, reserve a property or require either party to proceed. The scope of any work we undertake will be set out separately in writing.

Professional advice

Website content and introductory discussions are general information. They are not legal, tax, financial, investment, valuation, surveying or planning advice. Obtain advice from appropriately qualified independent professionals for your circumstances before making a decision.

No guaranteed outcome

Property availability, finance, projected returns and completion of a transaction are uncertain. We do not guarantee any of them. Figures or examples are indicative only unless a separate written agreement expressly says otherwise.

Your due diligence

You are responsible for checking a property and the proposed transaction before committing. This may include title, condition, valuation, costs, finance, planning, tenancy, tax and legal matters. Use independent professional advice and do not rely solely on information supplied through this website or an introduction.

Website and property information

We aim to keep this website useful and accurate, but information may be incomplete, change or become unavailable. Property details may come from third parties and should be independently verified. We may correct or remove information and cannot promise uninterrupted website access.

Fees and agreements

Any fees, payment triggers and service scope will be explained in a separate written agreement before you commit to a paid service. These website terms do not themselves set a fee or require a payment.

Third-party professionals and services

We may introduce or refer you to independent professionals or services. They are responsible for their own advice, terms and work. Check their suitability, charges and terms before engaging them. An introduction does not mean we guarantee their work.

Content and acceptable site use

The website’s text, design, branding and other content belong to ARM or its licensors. You may view and print reasonable extracts for personal or internal business use, but must not republish or exploit them without permission. Do not misuse the site, interfere with its operation, introduce malicious code or use it unlawfully.

Privacy

Our Privacy notice explains how we handle personal information. Please read it before sending an enquiry.

Liability

We do not accept responsibility for a decision made solely on unverified website or property information, or for the acts of independent third parties. Any liability arising from a separate service agreement is also subject to that agreement, so far as the law permits. Nothing here excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability or consumer right that cannot legally be excluded or limited.

Suspension or termination

We may suspend or restrict access to the website where reasonably needed for maintenance, security or misuse. We may stop discussing an enquiry, subject to any separate agreement and applicable rights. Ending an enquiry does not remove rights or obligations that have already arisen.

Changes to these terms

We may update these website terms. The version published here applies to website use from its stated date. A change will not retrospectively alter a signed client agreement without agreement or a lawful basis to do so.

Contact and complaints

For questions about these terms or a complaint, use our contact page and explain the issue. We will review the information you provide and respond through your chosen contact details.

Governing law and courts

These website terms are governed by the law of England and Wales. The courts of England and Wales have jurisdiction, subject to any mandatory rights or rules that apply to you as a consumer.
